There is a big difference between appraisers and inspectors. Typically, a home inspection will convey the amenities and the necessities of the property such as the CAC, plumbing and electrical services, the condition of the furnace, as well as the structural integrity of the home like the roof, appliances, attic, walls, floors, ceilings, windows, then the foundation, and other tangible structures.The home appraiser is not a home inspector nor does he/she do a full home inspection. Generally speaking, the Sales Comparison Approach is the most accurate indicator of market value of a house. The Income Approach is generally used for determining the market value of income-producing properties based on what an investor would pay based on the amount of income a property would bring in.
